The concept
The floor plan upholds the concept of baroque bourgeois apartments and is predicated upon the sequential arrangement of rooms surrounding the primary installation core. This configuration enables all residential units to circumvent redundant corridors, thereby enhancing the optimal utilization of such a prestigious location. The design diligently preserves the existing load-bearing walls to the greatest extent feasible, upon which the retained baroque and Art Nouveau frescoes may be displayed at the behest of the clients. All newly constructed and partition walls are conceived as built-in walk-in wardrobes, facilitating concealed passages between rooms while simultaneously functioning as practical units designed to accommodate all installations, devices, and cabinetry. In spaces devoid of natural illumination, the incorporation of skylights above the cabinets serves to brighten the area.

New interventions
The building is set to undergo comprehensive maintenance work aimed at preserving its historical character and enhancing functionality. The typological design of the building, which encompasses the dimensions and the roof, will remain unchanged, thereby allowing the work to proceed without the necessity of a building permit.
The newly installed elevator, discreetly situated within the building, will connect all four floors without compromising the visual and spatial identity of the yard.
The existing non-load-bearing floor composition is to be wholly removed. A reinforced screed will be established, along with a suitable composition for the implementation of a drywall underfloor heating system. Plans include the installation of new wooden entrance doors that will preserve the structure and profiling of the existing ones, conforming to the guidelines of the Protection of Cultural Heritage of Slovenia (IPCHS). The new doors will feature an access control system, a built-in camera, and anti-burglary features with concealed latches. To ensure enhanced stability, they will be secured at four points. The outer side will include a metal cage, while the inner side will feature a naturally treated metal handle designed to mimic the appearance of wrought iron.
Moreover, the building will be equipped with a new heating system utilizing gas condensing boilers for individual apartments, providing heated water for underfloor heating as well as domestic hot water. The underfloor heating will be implemented in a drywall version utilizing the Variocomp system, in which the floor snakes will be sensibly divided, maintaining a higher heating regime in the bathrooms. The distributor will be mounted flush in an accessible location.
The integrated forced ventilation system will incorporate local recovery units. A split system with an inverter outdoor unit and indoor units in key rooms will be installed to facilitate cooling and additional heating of the apartments.
The apartments will feature smart installations that permit the control of heating, lighting, ventilation, and security via mobile devices or smart switches. This system will enable the optimization of energy consumption and the creation of personalized scenarios, such as automatic lighting, temperature settings, and security function controls, ensuring enhanced comfort and safety within the home.
A modern access control system will be implemented within the building, allowing for precise determination of who is authorized to enter individual rooms. By utilizing advanced technologies such as card readers and biometric devices, efficient access management and control of entrances and exits will be facilitated.
New wooden double windows equipped with intermediate shades and built-in mosquito nets are planned for the main street facades along the Gallus embankment and Stari trg. Within the atrium and across the remaining facades, classic wooden single windows with built-in mosquito nets will be installed.
In the shared courtyard, designated parking spaces for bicycles and the introduction of ever-growing vegetation will provide privacy while contributing to the overall pleasant atmosphere of the area.
