Existing condition
The edifice located at Gallusovo nabrežje 27 and Stari trg 28 seamlessly integrates historical heritage with the vibrant essence of the city. The residential component is situated above the ground floor, which accommodates a shop and a bar. The principal access to the apartments is provided on Stari trg, allowing residents to reach their residences via a common, partially open staircase that connects all levels and facilitates passage between Stari trg and Gallus’ embankment. The substantial brick and stone walls effectively preserve the historic character of the structure, featuring vaulted areas on the ground floor and timber frameworks on the upper levels. Centrally positioned within the town’s oldest district, this distinctive location offers a high-quality experience alongside the Ljubljanica, interweaving a rich architectural legacy with contemporary living.

Common spaces
The ground floor of the atrium of the residence serves as a communal space facilitating passage between the Gallus embankment and Stari trg, in addition to providing access to the ground floor rooms. The selection of materials for paving the atrium will be conducted in alignment with the historical context of the residence and the old city center of Ljubljana. The entrance hall is designated to be paved with rough ground concrete, while the courtyard will be finished with concrete pavers. The majority of the interventions will occur within the existing apartments. Renovations will be undertaken for the main entrance door and staircase. Furthermore, a modular metal trough will be installed in the yard, where evergreen, vertically growing plants will be cultivated, thereby forming a “green” curtain that delineates the communal communication hallways from the private balconies.

Frescoes
The house conceals remarkable historical layers, wherein exquisite decorative paintings on the walls and ceilings have been meticulously preserved. In August 2024, within the premises of the building located at Ljubljana – Building Stari trg 28 and Gallusovo nabrežje 27, a preliminary conservation and restoration assessment of the plaster and paint on the walls and ceilings was conducted.
The purpose of the assessment was:
- determine the presence of wall and ceiling decorations
- to ascertain the stratigraphy of the layers within the probed locations and
- to assess the condition of preservation of any high-quality decorative paintings
A total of 153 probes were produced across 27 rooms. Research has revealed a multitude of Baroque and Art Nouveau frescoes, featuring an array of elements and styles, ranging from ancient borders to elegant floral motifs. Older paintings lie concealed beneath layers of overlay plaster, which may be accentuated or reconstructed through the process of renovation. This presents a distinctive opportunity for each purchaser to tailor their residence to their personal preference while maintaining a connection to the building’s rich historical legacy in an authentic manner.
